  • 7-10% Cash on Cash, Minimum Debt Service Coverage Ratio of 1.3

  • C+ to B- class properties in C+ to A areas

  • Built after 1975

  • In emerging markets with strong economic growth indicators

  • Occupancy above 80%, or needing renovation in the right location with significant value-add opportunity
